PRIVATE LENDING SERVICES

Unlike other firms, we use a private banking approach to support client objectives. By limiting the number of real estate investors that we agree to represent, we are able to provide a lending experience that is unique in today’s capital markets.

Our fiduciary obligation is to you, the borrower.  Since we are not limited by our affiliation with any one bank or private lender, we are able to present your loan to a broad spectrum of potential capital sources and secure the best terms and pricing that the market can offer.

Acquired Asset Solutions, Inc. charges an upfront placement fee.  Our lenders charge a due diligence fee of 1%, because Acquired Asset Solutions, Inc. absorbs the cost of originating loans for the lender, we are able to negotiate direct pricing with most lending sources.  As a result, borrowers typically do not incur any additional upfront costs when they engage us to negotiate and manage their transaction.

COMMERCIAL MODIFICATION SERVICES

Loan modifications are available to both businesses and individuals that own commercial properties such as strip-malls, shopping centers, apartment buildings, office buildings, industrial complexes, gas stations, entitled land, raw land or properties under construction. This can be accomplished with many strategies including, but not limited to: an interest rate reduction, changing the loan from principle and interest to interest only, a principle reduction, a longer amortization schedule or a combination of these strategies.  We also have private lenders that can pay off existing poorly structured loans.

Other Loan Programs include hospitality and hotel loans, industrial & warehouse loans, self storage loans, construction loans, mezzanine financing, smaller multifamily loans, and more…

APARTMENT LOANS

Private lending is available for apartment building purchases. We provide several direct, highly competitive commercial real estate loan products for qualified properties with commercial mortgages from $500,000 to $100 million plus.

OFFICE BUILDINGS

We provide both large and small office building financing with competitive rates. Whether you need to refinance an existing office property or you need acquisition financing, we can help you structure a loan to meet your needs. Up to two billion dollars per loan.

DEVELOPMENT AND CONSTRUCTION LENDING

We have private lenders that fund both domestic and international development projects. The process begins with your application fee. You will have direct contact with the lenders throughout the process. For land developers with qualifying portfolios, our lenders can loan up to 70%. (The land must be worth a minimum of $750,000.)
